Management agreement
We run the house under one of the ten brands. You keep ownership, we carry the operating team and the P&L responsibility.
Hotel development
Four ways in, one standard of service, and a distribution engine that already sends guests to six countries.
We are not looking for volume. Two houses a year, chosen on the building, the market and the team already in place — in that order. If the house is right, we would rather adapt our model to it than the other way round.
What you get
68%
Two thirds of our room nights come through our own channels, not through intermediaries charging fifteen per cent.
96%
Averton Circle members book again within eighteen months, and spend more per night when they do.
6
A guest base that already crosses borders, so a new house does not open to an empty book.
90 days
From signature to live inventory, including systems, training and the first rate plan.
Ways in
10–20 years
We run the house under one of the ten brands. You keep ownership, we carry the operating team and the P&L responsibility.
10–15 years
You keep your operating team and adopt the brand, the systems and the service standard, with our training and audits.
5–10 years
Independent luxury houses that keep their own name, chef and character, and gain our distribution and Averton Circle.
5 years
Independent four and five-star houses with a story of their own. The lightest agreement we offer.
Support
Central booking engine, revenue management, corporate and travel-agent contracts, and a rate strategy reviewed weekly.
Your house earns and redeems on the same programme from day one, with the member base it already has.
Property management, payments, guest profiles and reporting, installed and supported by the group.
Recruitment for the leadership roles, training for the whole team, and cover from a group pool when a house is short.
Restoration guidance, FF&E standards and a technical review before you commit capital.
An honest answer about which of the ten brands the house belongs to — including that it may be none of them.
Process
Week 1
Thirty minutes on the house, the market and what you want to keep. No documents needed.
Weeks 2–6
We visit, model the numbers and tell you which brand fits — or that none does.
Weeks 6–10
A single-page term sheet before any long contract. Nothing in it is a surprise later.
Months 3–6
Systems, training, rate plans and the first ninety days run with a group team on site.
What we look for
Character we can keep. We do not take on new-build boxes, whatever the yield.
Small enough for one team to know every guest, large enough to carry a kitchen.
Cities and destinations with at least eight workable months.
We would rather inherit a good team than import one.
Talk to us
Six fields and a paragraph. Development reads every one and answers within two working days.
Two working days
Development answers every enquiry, including the ones we turn down.
Confidential
Nothing you send leaves the development team, and nothing is sold.
No documents needed
This is a first conversation, not a submission. Numbers come later.
Tell us where the house is and what you are weighing up. Development answers within two working days, and we will say no quickly if it is not a fit. development@avertonhotels.com
